Role (

Overview

of the Position)

• Inspects, estimates, and makes sure property turnovers are done quickly and well, including doing some turn work yourself, as needed (company vehicle provided).

Responsibilities

(Tasks Associated with the Role)

• Inspect vacant properties right after tenants move out or when new properties are onboarded, and do final inspections to make sure the property is move-in ready.
• Take clear photos and notes to make estimates for the work needed to get the property ready to rent.
• Estimates should include the total cost for the work, including time and materials for in-house and vendor work.
• Work with the in-house Turn Maintenance Coordinator and approved vendors to coordinate the turn work and schedule.
• Do the labor needed for turns, rehabs, special projects, and work orders; including drywall repairs, painting, minor plumbing and electrical work, cabinet and door repairs, blind installation, and other miscellaneous handy work.
• Manage keys for properties, mailboxes, and lockboxes. Results (Expected Accomplishments)
• Turn estimates are correct, sent on time, and the work is done in the best interest of the property owner.
• Properties are ready on time for tenants to move in.
• Good communication with the in-house team is maintained.

Requirements

(Expected Proficiencies)

• High school diploma or similar.
• Must have experience with property maintenance and trade work.
• Must know about property maintenance and construction with a desire for continued learning.
• Be able to adapt to changes in processes.
• Be self-motivated, hard-working, and good at communicating.
• Must be able to use technology like a computer, tablet, AppFolio, Google Drive, and other software.
• Must have a valid driver's license.
• Must have your own tools to do work orders and turnover work.
• Must be able to work Monday-Friday, 8:30 AM - 4:30 PM.
