Position Summary

The Field Property Specialist (FPS) is an entry-level role focused on generating new deal opportunities through external relationships, field activity, and consistent follow-up. This 12-18 month development role prepares motivated individuals for eventual promotion to Property Specialist. The FPS receives support, tools, mentorship, and structured performance reviews at the 6- and 12-month marks. Promotion will depend on the FPS 's performance during these evaluations and leadership's assessment of their readiness.

Key Responsibilities

: Deal Sourcing & Relationship Building

• Build and maintain relationships with agents, brokers, wholesalers, and industry partners.
• Generate external deal flow (no inbound leads provided until promotion).
• Submit leads through the company's acquisition workflow.
• CRM management and consistent communication with team leaders Field Operations & Property-Level Support
• Perform site visits, take photos, and gather repair details.
• Upload all field documentation into CompanyCam , Plaud , and other systems.
• Support basic due diligence efforts as needed. Collaboration & Communication
• Work closely under the VP of Revenue for training, feedback, and development.
• Coordinate with Operations for accurate data entry and deal handoff.
• Attend required meetings, trainings, and weekly check-ins. Professional Development
• Engage in training for negotiation, underwriting, CRM management, and lead generation.
• Apply feedback from both performance reviews.
• Develop skills required for advancement to Property Specialist.

Compensation

& Incentives: Onboarding Support

• $300/week for the first 4 weeks to support initial ramp-up.| Monthly Stipends
• $200/month vehicle stipend for field travel. Commission Advances
• $500 commission advances available on cash deals (repayment follows MNHG guidelines). Commission Structure
• 20% of Gross Profit from external deals
• 10% of Gross Profit from internal deals (subject to Marketing fees) Bonuses
• Quarterly 1% bonus for every $100,000 in cumulative Gross Profit generated.
• $1,000 for bringing a new investor into the fund.
• Testimonial Bonuses: Eligible for testimonial-based incentives. Program Structure & Advancement: Training & Support
• Full access to CompanyCam , Plaud , MNHG emails.
• Weekly mentorship and guidance from MNHG leadership.
• Ongoing education in acquisitions, relationship-building, negotiation, and underwriting. Review Cadence
• 6-Month Review: Formal evaluation of performance, activity levels, CRM usage, communication, and professionalism.
• 12-18 Month Review: Comprehensive assessment of progress, contribution, and readiness for promotion. Promotion Promotion from FPS to Property Specialist is performance-based. Promotion will depend on the FPS 's performance during the 6- and 12-month reviews and leadership's judgment of their readiness.

Qualifications

• 18+ years old
• Authorized to work in the U.S.
• Valid driver's license and reliable transportation
• Strong communication and follow-up skills
• Self-motivated, organized, and coachable
• Comfortable with mobile apps and CRM tools
• Real estate or sales experience helpful but not required What We 're Looking For
