Salary: $80,000 - $106,000

About the Role

: The Senior Trustee Sale Officer - California, is responsible for managing the full lifecycle of non-judicial foreclosure sales, including critical milestones such as First Legal, Publication and Sale Scheduling, and Post Sale processing. This position supports multi-state operations, ensuring compliance with statutory guidelines in CA, AZ, NV, OR, WA, TX, and UT. The ideal candidate brings a high level of accuracy, judgment, and leadership to support a fast-paced, deadline-driven environment.

Key Responsibilities

: First Legal

  • Review and confirm that files are legally ready to proceed to Notice of Default or Notice of Sale.
  • Ensure timely and accurate preparation, execution, and recording of Notices of Default, Substitutions of Trustee, and supporting declarations and affidavits.
  • Coordinate with legal counsel and internal departments to resolve title or compliance issues before proceeding to publication.
  • Verify compliance with state-specific pre-foreclosure requirements including borrower outreach and declarations under applicable state statutes.
  • Publication & Sale Scheduling
  • Schedule trustee sales in accordance with state laws, client timelines, and contractual obligations.
  • Coordinate with posting and publication vendors to ensure legal notices are published and served in a timely and accurate manner.
  • Review Proofs of Publication, Posting Affidavits, and Sale Instructions for accuracy and completeness.
  • Perform or verify bid calculations and investor instructions, ensuring accurate data input into client systems and trustee platforms.
  • Monitor sale postponements and cancellations, update all systems accordingly, and confirm sale status with auctioneers or sale agents. Post Sale
  • Review sale results for accuracy and compliance with bidding instructions.
  • Process sale packages, including Trustee's Deed Upon Sale (TDUS) and return of funds.
  • Coordinate with clients and title companies to finalize sale transactions and handle any surplus funds or refunds.
  • Manage post-sale issue resolution, such as improper bidding, title defects, or rescissions.
  • Ensure timely and accurate system updates and delivery of post-sale documentation to clients and investors. Leadership & Oversight
  • Act as subject matter expert and escalation point for complex or high-risk sales.
  • Train, mentor, and guide junior staff and sales assistants on procedures and best practices.
  • Collaborate across departments to improve workflow efficiency and ensure end-to-end compliance.
  • Perform quality control audits and help develop standard operating procedures and compliance checklists.
Qualifications

:

  • Minimum 5 years of hands-on experience in non-judicial foreclosure processing with emphasis on sale scheduling and execution.
  • Comprehensive knowledge of non-judicial foreclosure laws in CA, NV, AZ, WA, OR, TX, and UT or willingness to learn.
  • Strong experience with First Legal milestone preparation and compliance review
  • Familiarity with foreclosure systems such as LPS, FSI, Tempo, Equator, and ICE Mortgage Technology.
  • High level of attention to detail with a strong sense of urgency and accountability.
  • Excellent communication and organizational skills; ability to manage high-volume files under tight deadlines.
  • Demonstrated ability to lead and train staff effectively in a regulated environment.
  • Experience with senior lien and HOA lien monitoring is a plus.
