Summary: This position is responsible for managing and supporting non- storage lease activity located on self-storage properties. Position will focus on the leasing, negotiation, and administration of ancillary non-storage spaces such as retail suites, office space, cell tower agreements, parking agreements, vending, billboard leases, residential properties and other non- storage income opportunities.

- Manage leasing activity for non-storage spaces and income-producing agreements located on self-storage properties. Responsible to work closely with field operations, compliance, finance, facilities, landlords, clients, and external tenants to help maximize revenue, maintain compliance, and ensure these leased spaces align with overall property operations and business strategy.
- Lead the marketing, prospecting, negotiation, structuring, and execution of non-storage lease agreements and related contract documents, including qualifying tenants through due diligence.
- Serve as a primary point of contact for prospective and existing non-storage tenants and licensees driving deal flow and relationship management.
- Negotiate lease terms, Tenant Improvement work, amendments, and extensions to achieve optimal outcomes for clients, properties, and landlords.
- Identify and pursue new leasing opportunities to maximize ancillary revenue and overall asset performance.
- Coordinate lease renewals, terminations, rent escalations, and critical date tracking.
- Partner with field operations to ensure non-storage tenants and uses align with site operations, customer experience, and brand standards.
- Coordinate with risk management, finance, facilities, and onsite operations teams to ensure lease documents are accurate, executed, and maintained properly.
- Maintain lease files, abstracts, reporting, and supporting documentation within company systems.
- Monitor occupancy, lease pipeline, vacancies, and revenue performance for non-storage leased spaces, proactively addressing any areas of need for improvement.
- Provide support of site reviews and due diligence for prospective non-storage leasing opportunities.
- Help evaluate compatibility and operational impact of proposed tenants' uses within the self-storage environment.
- Respond to tenant questions, issues, and requests while coordinating with internal teams for timely resolution.
- Ensure tenant compliance with lease terms, insurance requirements, operating restrictions, and property rules.
- Identify strategies to improve tenant retention, optimize space utilization, and grow ancillary income streams.
- Prepare portfolio updates, lease status reports, and performance summaries for leadership.

Qualifications
/Education and/or Experience
Requirements
:
- Bachelor's degree in business, real estate, property management, or related field preferred.
- 2+ years of experience in commercial/residential leasing, lease administration, property management, or related real estate functions.
- Valid Driver's license and reliable transportation.
- Demonstrated experience negotiating lease terms, renewals, and agreements with a focus on driving favorable outcomes Sales-oriented mindset with the ability to identify opportunities, build pipeline, and close leasing deals.
- Excellent communication, negotiation, and interpersonal skills with the ability to influence internal and external stakeholders Strong organizational and time-management skills with the ability to manage multiple leases deals, and deadlines simultaneously.
- Proficiency in Microsoft Office, especially Excel, Word, Outlook knowledge of [please apply online]
- Experience with lease administration, property management, or contract management systems preferred.
- Ability to work cross-functionally with operations and other support departments.
- Strong attention to detail, problem-solving skills, and follow-through. Language Skills:
- Must be fluent in speaking and writing the English language. Work Hours: In a typical week, this position requires a minimum of 40 hours of regular and predictable attendance. Occasional weekend work may be required.
Work Environment
: This work is usually performed indoors in an office environment with normal noise levels and no exposure to hazardous conditions. Employees in this position are required to reside in a state where SAM is registered to conduct business.
