About the Role

Impresa Modular Charleston is hiring a Business Development Representative to create new business through realtor referral relationships, investor partnerships, landowner opportunities, and spec home development. This role is separate from our inbound sales pipeline. We are looking for a true hunter someone who can build relationships, create opportunities, and convert those relationships into signed and funded construction contracts.

Responsibilities

• Build referral relationships with realtors, especially agents working with land buyers
• Sign realtors under IMC's referral agreement
• Develop relationships with land-focused, rural, coastal, lake, and investor-focused agents
• Identify investors, developers, landowners, and capital partners interested in modular/spec home opportunities
• Present IMC as a modular homebuilding solution for land buyers and investors
• Schedule meetings, make calls, follow up, and maintain consistent market activity
• Track prospects, referral partners, meetings, and pipeline activity
• Convert self-generated opportunities into signed and funded construction contracts

Compensation

This is a commission-based position with a monthly draw. The salesperson will receive a $2,500/month draw against future commissions, payable back from future commission earnings. Commission is based on IMC gross profit from self-generated projects and uses a sliding scale:

• 4%7% of IMC gross profit
• Higher gross profit projects earn a higher commission percentage
• Commission applies only to self-generated projects
• Commission is earned when the construction contract is signed and required project funding is received by IMC Expected annual income range:
• Developing performer: $75,000 $125,000+
• Strong performer: $125,000 $200,000+
• Top performer: $200,000 $300,000+ Realtor referral fees are handled separately. Production Target The target is 4 signed and funded construction contracts per month, or approximately 1 per week. This is not a passive lead-taking role. The right person will be expected to create opportunities through daily outreach, meetings, relationship development, and follow-up.
