About this Role: The Assistant Property Manager/Leasing Specialist is responsible for assisting in all areas of the operation of a portfolio of multifamily under the supervision of the property manager. The position will ensure a high level of professionalism and foster positive relationships with tenants, prospective tenants, vendors, team-members and all guests. Responsibilities
: ESSENTIAL FUNCTIONS AND RESPONSIBILITIES -
- Conduct all leasing activities for the properties, this includes but is not limited to completing guest cards daily with urgency, assist walk-in prospective tenants, conduct showings/tours for prospects at one or more locations, present leasing terms and conditions, assist prospective residents with the application process, and warmly greet visitors, prospective renters, and current residents.
- Welcome prospective tenants and conduct tours showcasing apartments and community amenities.
- Provide full property support, including phone support, typing, reports, filing and distribution of correspondence. Coordinate office supplies as needed.
- Conduct Leasing and assist in lease administration activities, including creating leases and keeping our database updating.
- Coordinate tenants move ins and move outs.
- Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts.
- Assist supervisor to prepare and coordinate bid proposals and service contracts.
- Ensure invoices are processed in system timely with appropriate back-up and according to established procedures as directed by the manager.
- Ensure Certificates of Insurance for applicable parties are maintained and up to date.
- Monitor and update applicable reports for management and follow up on all delinquencies.
- Assist supervisor with aspects of annual budgets preparation and monthly financial reports, as well as preparation of bank deposits if assigned.
- Monitor and assign maintenance work orders and ensure tenant satisfaction.
- Responsible for leading regular inspections of property with janitorial and landscape providers and any other service provider, as directed by the property manager.
- Participates in performance oversight of all service contractors who perform contract services, as directed by the property manager.
- Responsible for aspects of development and maintenance of resident relations, including tenant outreach, tenant anniversaries, holiday gifts, community events, quarterly newsletters, and programs for tenants. Also responsible for ensuring tenant information within data base is current and up to date.
- Ensure compliance with federal, state, and local housing laws and regulations, as well as tenant/vendor insurance compliance. Skills :
- Excellent organizational, adaptability, attention to detail, and time management skills and abilities.
- Strong communication, interpersonal, sales, and customer service-oriented skills.
- Proficient in Microsoft Office Suite
- Experience using Appfolio preferred , but not required
- Knowledgeable in property management operations, leasing processes, and relevant laws and regulations, including Fair Housing Laws, required
- Strong Team Collaboration Skills
Qualifications
:
- Must have high school diploma, GED or equivalent certificate
- Must have valid Driver License
- At least 1-3 years of experience in the property management / real estate investment industry (roles may include: Leasing Consultant, Assistant Property Manager, etc)
- Ability to demonstrate exceptional work ethic and positive team-oriented attitude
- Ability to work a MondayFriday schedule (9am5pm), including rotating Saturday schedule , and occasional pre-scheduled evening resident events.
- Must have reliable transportation to utilize commuting to-and-from work and as needed from property-to-property. Typical Work Schedule:
- MondayFriday, 9 am5 pm
- Rotating Saturdays, 10 am2 pm or by appointment, as needed Ability to Relocate:
- Downtown Kansas City, MO Area: Reliably commute or planning to relocate before starting work (Required) Work Remotely: No Job Type: Full-time Pay: $20.00 - $27.00 per hour
