What this role owns: This role is responsible for one thing above all: every vacant unit in our portfolio gets leased as fast as possible, at the best achievable rent, through a diversified pipeline of lead sources. You will build, run, and be held accountable to a multi-channel lead generation system, and you will own the performance data for every property manager and virtual assistant involved in leasing. What you'll be measured on:

• Leads generated per vacant unit, broken out by source
• Days-on-market from vacancy to signed lease, by property
• Tour-to-application and application-to-signed-lease conversion rates
• Number of active, functioning lead channels at all times (not just one platform)
• Time-to-fill for employer/relocation-sourced leads specifically
• Weekly KPI reporting accuracy and PM/VA compliance with leasing activity standards What you will do:
• Build and manage lead generation across every available channel: ILS platforms (Zillow, [please apply online] [please apply online] HotPads, etc.), paid social, Google Business, resident referral programs, realtor co-op relationships, and signage/local outreach.
• Personally build and maintain relationships with local employers (manufacturing, healthcare, higher ed) to establish our portfolio as a preferred option in their employee/relocation housing programs. You will be the point of contact for these accounts.
• Set up and run weekly KPI reviews with every property manager and VA involved in leasing. You decide what gets tracked, you pull the numbers, you hold people accountable to them.
• Diagnose underperforming listings or properties pricing, photos, response time, showing friction and fix them, not just generate more leads into a broken funnel.
• Report portfolio-wide leasing performance directly to ownership on a weekly cadence. Background required:
• 3+ years running lead generation or leasing marketing across a multi-property real estate portfolio (multifamily, SFH property management, self-storage, or senior/student housing all count)
• Direct experience building or managing a corporate housing, relocation, or employer housing partnership you have sat across the table from an HR or mobility team and closed that relationship
• Demonstrated ownership of KPI dashboards and comfort holding other people's performance accountable with data, not opinions
• Working knowledge of property management software (AppFolio preferred) and ILS syndication mechanics
• No management experience required beyond leasing/marketing teams specifically this is an individual-contributor-plus-oversight role, not a general operations manager role What disqualifies a candidate:
• Pure marketing/branding background with no lead-gen or conversion accountability
• No experience with multi-channel systems single-platform experience (e.g., only ever ran Zillow ads) is a red flag
• No comfort with weekly numbers accountability for other people's performance Pay: $65,000.00 - $75,000.00 per year
