Job Title Group Sales Manager Courtyard Charleston Historic District Charleston, SC

Position Summary

The Group Sales Manager is responsible for proactively generating and converting group business for the Courtyard Charleston Historic District. This role owns the full sales cyclefrom outbound prospecting and lead response through proposal development, contracting, and prearrival account managementwhile partnering closely with Operations and Convention Services to ensure a seamless turnover and strong planner experience. The ideal candidate is a confident, disciplined seller who thrives on pipeline building, consultative selling, and fast followup, with strong organization in CRM hygiene (Delphi), proposal strategy, and revenueminded decision making aligned to property guidelines.

Key Responsibilities

1) New Business Development

  • Execute a consistent outbound prospecting plan to build a healthy pipeline of corporate trainings, meetings, project teams, government per diem business, and association programs.
  • Identify and target organizations with repeat potential and patterns that match the hotel's need periods and meeting space strategy.
  • Develop relationships with key local and regional stakeholders (e.g., CVB/tourism partnerships, thirdparty planners/agency partners, and nearby business referral networks) to expand lead flow. 2) Lead Management, Responsiveness & Qualification
  • Respond to new leads within 2-4 hours and maintain disciplined followup on all active opportunities.
  • Qualify each lead thoroughly (dates/pattern, room block, meeting space needs, decision process, budget/rate expectations, and total value including ancillary).
  • Maintain opportunity momentum by establishing next steps, timelines, and decision deadlines, using expiration dates and urgency appropriately. 3) Proposal Strategy, Negotiation & Contracting
  • Create and deliver customized proposals aligned to the customer's needs and the hotel's selling strategy; ensure proposals include expiration dates and follow property proposal standards.
  • Negotiate terms within property guidelines (attrition, cutoff dates, concessions, meeting space usage, and payment schedules), escalating exceptions for approval as required.
  • Support the contracting process by ensuring complete and accurate information is entered and maintained, and by following the property's booking status change discipline (tentative/definite standards and turnover readiness). 4) RevenueFocused Selling & Business Review Discipline
  • Prepare to present key deal considerations in business review discussions, including: history, room block and rate positioning, meeting space requirements, flexibility, and concession requests beyond guidelines.
  • Use available tools and performance data to support deal decisions and protect overall strategy.
  • Support multiyear and higherimpact opportunities with the required approval pathway before committing. 5) Account Management & Repeat Business Growth
  • Maintain consistent touchpoints with past and repeat accounts, proactively identifying future opportunities and expanding share within key accounts.
  • Reconfirm groups prior to arrival (as appropriate) to reduce wash, protect pickup, and strengthen planner confidence; intervene early when pace drops.
  • Drive longterm relationships by delivering a professional, responsive, and organized planner experience. 6) Site Inspections & Client Engagement
  • Schedule and conduct virtual and/or onproperty site inspections and ensure prompt posttour followup.
  • Coordinate property tours and planning conversations to build trust and accelerate conversion. 7) Delphi (CRM) Accuracy, Pipeline Hygiene & Reporting
  • Maintain complete, accurate, and timely entries in Delphi for accounts, activities, traces, and opportunity updates.
  • Review pipeline weekly, update next steps, and code lost business with clear reasons.
  • Submit weekly activity/pipeline reporting according to property cadence and required content 8) CrossFunctional Coordination & Turnover Partnership
  • Partner closely with internal stakeholders to ensure a clean and timely turnover process once business is definite, including required documentation and internal distribution steps.
  • Communicate clearly with internal departments and follow property communication expectations when engaging Operations partners.
Required Qualifications
  • 2+ years of hotel sales experience OR equivalent consultative sales experience with a track record of hitting goals.
  • Experience selling group business (corporate, government, association, or similar) with strong negotiation and closing skills.
  • Proficiency with CRM and sales tools; Delphi experience strongly preferred.
  • Strong written and verbal communication skills with professional plannerfacing presence.
  • Excellent organization, followup discipline, and comfort managing multiple priorities and deadlines.
Preferred Qualifications
  • Experience working with branded hotel standards and structured SOP environments.
  • Familiarity with lead sources such as Cvent and brand channels.
  • Experience bidding/handling government per diem or government RFPstyle opportunities. Core Competencies
