Overview
We are seeking an experienced, organized, and analytical Regional Asset Manager & Capital Projects to oversee our New York and New Jersey capital improvement program while serving as the Asset Manager for one of our multifamily communities in Atlanta, Georgia. This is a highly visible position that works directly with ownership and senior leadership to improve property performance, execute capital projects, and help guide investment decisions. The successful candidate will serve as ownership's representative, ensuring our assets are operating efficiently, capital projects are executed successfully, and investment objectives are consistently achieved.
Position Summary
This position combines two key responsibilities:
- Oversight of Capital Improvement (CapEx) projects throughout our New York and New Jersey portfolio.
- Full Asset Management responsibilities for our Atlanta multifamily community, including financial, operational, maintenance, leasing, and physical asset performance. The ideal candidate is analytical, proactive, and detail-oriented, with the ability to balance strategic thinking and hands-on execution to maximize the value of our real estate investments through financial analysis, operational oversight, capital planning, project management, and strategic recommendations. Responsibilities
Capital Projects & Operational Support (New York & New Jersey)
- Manage multiple capital improvement and renovation projects simultaneously.
- Conduct regular site visits to monitor project quality, schedules, budgets, and workmanship.
- Coordinate contractors, architects, engineers, consultants, and vendors throughout all phases of construction.
- Source, qualify, solicit bids from, negotiate with, and manage contractors, vendors, and service providers to ensure quality work at competitive pricing.
- Build and maintain strong relationships with reliable vendors while continually identifying new qualified vendors and contractors.
- Review bids, contracts, change orders, invoices, project schedules, and supporting documentation.
- Monitor project budgets and identify opportunities to improve efficiency and control costs.
- Maintain organized project files, approvals, warranties, photographs, schedules, and close-out documentation.
- Provide ownership with regular project updates, recommendations, and executive summaries.
- Identify project risks and proactively resolve issues before they impact budgets or schedules.
- Assist ownership and senior management with special operational projects, including advanced maintenance issues, municipal and regulatory violations, property improvement initiatives, and other portfolio-wide projects as needed. Regional Asset Management (Atlanta)
- Analyze monthly financial statements, operating performance, rent rolls, occupancy, delinquency, and operating trends.
- Review budget variances, cash flow, capital expenditures, and financial projections.
- Monitor leasing performance, marketing effectiveness, resident satisfaction, and operational KPIs.
- Oversee maintenance operations and apartment turnover performance, ensuring work is completed efficiently, cost-effectively, and to company standards.
- Conduct regular property inspections and evaluate the physical condition of the asset.
- Identify operational improvements that increase Net Operating Income (NOI) and long-term property value.
- Coordinate with the onsite management team and third-party management company.
- Assist with preparing annual operating budgets, capital budgets, business plans, and cash flow projections.
- Prepare concise executive reports highlighting key issues, opportunities, risks, and recommendations for ownership. Acquisitions & Portfolio Support
- Assist ownership with acquisition due diligence for prospective multifamily investments.
- Review financial information, leases, service contracts, capital needs, deferred maintenance, and operational performance during due diligence.
- Participate in physical property inspections and identify operational or capital risks.
- Assist with transitioning newly acquired properties into company operations, including coordination with property management, maintenance, accounting, vendors, and ownership.
- Support special projects and strategic initiatives as assigned.
Preferred Qualifications
& Experience
- Bachelor's degree.
- Five or more years of experience in multifamily asset management, property management, construction management, capital projects, or a related field.
- Strong understanding of multifamily operations, financial statements, budgeting, capital planning, and value creation.
- Experience managing renovation, rehabilitation, and capital improvement projects.
- Experience sourcing, negotiating with, and managing contractors, vendors, and professional service providers.
- Knowledge of apartment maintenance operations, unit turnover processes, building systems, and physical property inspections.
- Experience with acquisition due diligence and property transitions is highly desirable.
- Strong analytical, organizational, communication, negotiation, and project management skills.
- Advanced proficiency with Microsoft Excel; experience with Yardi Voyager or similar property management software is preferred.
- Ability to prioritize multiple projects, work independently, and travel regularly throughout New York, New Jersey, and periodically to Atlanta. What You'll Be Responsible For
