Full description of the position

Join One of the Fastest-Growing Community Lending Teams Rod See and the Community Lending Division at Cornerstone Home Lending are seeking an experienced, highly organized, and customer-focused Mortgage Sales Assistant to support our Loan Officers throughout the pre-approval and loan origination process. This position is ideal for someone with mortgage industry experience who enjoys working directly with borrowers, managing multiple loan files, and providing exceptional customer service while helping families achieve homeownership. Responsibilities

Client Application Management

  • Assist borrowers with completing mortgage loan applications online or by phone.
  • Review applications for completeness and accuracy.
  • Ensure all required documentation / information has been obtained before moving the file forward. Lead Follow-Up & Appointment Scheduling
  • Contact new leads immediately after an lead is received.
  • Schedule consultations with the appropriate Loan Officer.
  • Maintain consistent communication with borrowers throughout the pre-approval process.
  • Deliver an exceptional customer experience through prompt and professional follow-up. Loan Documentation Collection
  • Collect and organize all required documentation, including:
  • Income documentation
  • Asset statements
  • Employment verification
  • Credit documentation
  • Identification and supporting documents
  • Track outstanding conditions and follow up until files are complete. Income Analysis Support
  • Work closely with the underwriting and processing teams to ensure accurate income calculations.
  • Gather documentation necessary to analyze salary, hourly, overtime, bonus, commission, self-employed, retirement, and other income types.
  • Prepare complete files for underwriting review. Initial Mortgage Disclosures & Compliance
  • Prepare and issue initial mortgage disclosures within regulatory timeframes.
  • Coordinate with Loan Officers to ensure disclosures are signed and returned promptly.
  • Process revised disclosures (redisclosures) when required due to loan changes.
  • Maintain compliance with TRID and company disclosure requirements. Rate Lock Management
  • Coordinate mortgage rate locks with Loan Officers.
  • Monitor lock expiration dates.
  • Process rate lock extensions or changes when necessary.
  • Communicate lock status with borrowers and internal teams. Down Payment Assistance (DPA) Programs
  • Work with borrowers applying for Down Payment Assistance grants and loan programs.
  • Collect program-specific documentation.
  • Coordinate submissions with grant agencies and internal processing teams.
  • Monitor DPA program timelines and required conditions.
  • Experience with state, local, and community Down Payment Assistance programs is highly preferred. Credit Game Plan Management
  • Manage borrowers who are working toward mortgage qualification.
  • Monitor progress on credit improvement plans.
  • Follow up regarding payoff requirements, dispute removals, account updates, and documentation.
  • Maintain ongoing communication until borrowers are ready for approval. Pipeline & Database Management
  • Maintain detailed Excel tracking spreadsheets.
  • Keep CRM and loan pipeline updated daily.
  • Send routine status updates to borrowers and Loan Officers.
  • Track loan milestones from application through pre-approval.
Qualifications

Required

  • Minimum1 years of mortgage industry experience.
  • Experience as a Mortgage Sales Assistant, Loan Officer Assistant, Loan Processor, Loan Partner, or similar role.
  • Working knowledge of FHA, VA, Conventional, USDA, and Down Payment Assistance programs.
  • Experience preparing and managing mortgage disclosures.
  • Experience with mortgage rate locking and redisclosures.
  • Strong understanding of mortgage documentation and underwriting requirements.
  • Excellent verbal and written communication skills.
  • Outstanding customer service abilities.
  • Advanced organizational and multitasking skills.
  • Proficient in Microsoft Excel, Outlook, and Microsoft Office.
  • Ability to work independently with minimal supervision. Preferred
  • Knowledge of TRID compliance.
  • Experience with state and local Down Payment Assistance programs.
  • Familiarity with AUS findings (DU/LP) and income documentation.

  • Maintain accurate loan pipeline reports and Excel tracking.
  • Ensure disclosures, rate locks, and documentation are completed on time.
