We are seeking a high-performing Leasing & Sales Manager to lead leasing operations across a growing multifamily portfolio. Overview
The Leasing & Sales Manager is responsible for leading a team of 56 leasing professionals and executing leasing, marketing, and operational strategies to maximize occupancy and revenue. This role is accountable for maintaining high occupancy performance (target 96%+) and leading a team achieving 10+ monthly move-ins per agent in high- volume leasing environments. Success in this role requires a proactive, data- driven approach and strong leadership execution. -
Key Responsibilities
Leasing Performance & Strategy Drive occupancy and revenue performance across the portfolio Maintain target occupancy of 96%+ through proactive leasing strategies Monitor KPIs including traffic, conversions, and vacancy trends Develop pricing, concessions, and leasing strategies based on market conditions Identify underperforming assets/units and implement corrective strategies Conduct weekly competitive market (comp) reporting Take ownership of on-site asset performance through weekly inspections of rent-ready units, identifying issues impacting leasing velocity and delivering data-informed recommendations to the Asset Manager --- Leadership & Team Management Lead, coach, and develop a team of 56 leasing professionals Set clear expectations and hold team accountable to leasing performance goals Drive team production aligned with 10+ move-ins per agent/month Conduct ongoing training, performance reviews, and strategy sessions Foster a results-driven, high-accountability team culture --- Leasing Operations Oversee all leasing activity including lead management, tours, applications, and approvals Ensure all units are accurately priced, marketed, and live across all platforms (AppFolio, TenantTech, ILS, Google Docs) Partner with maintenance to ensure timely unit turns and readiness Maintain strong data accuracy across systems and reporting tools --- Marketing & Lease-Ups Execute lease-up strategies from pre-leasing through stabilization Develop and implement marketing plans aligned with performance goals Monitor lead sources, conversions, and campaign effectiveness Manage concessions, promotions, and advertising strategy Oversee digital presence, listings, and property-level marketing --- Reporting & Administration Prepare daily, weekly, and monthly leasing reports Provide pricing and performance recommendations to Ownership and Asset Management Ensure compliance with Fair Housing laws and company policies Oversee team scheduling, payroll, and commissions Maintain strong organization and reporting discipline --- Customer Experience & Risk Management Support resident retention and overall customer experience Ensure lease terms, policies, and procedures are clearly communicated Identify and escalate operational risks and assist in resolution Support escalations and emergency situations as needed ---
Qualifications
5+ years of experience in multifamily leasing or real estate sales 2+ years of leadership experience managing teams preferred Proven success driving occupancy and leasing performance Experience with lease-ups and high-volume leasing environments strongly preferred Strong working knowledge of leasing platforms (AppFolio preferred) Strong organizational, analytical, and problem-solving skills Excellent leadership, communication, and accountability skills ---

Requirements
