Overview

The Acquisition Associate supports our investment strategy by sourcing opportunities, evaluating properties, and negotiating purchase agreements that align with our mission of strengthening communities through real estate. This role involves working directly with property owners, applying market knowledge, and using sales skills to structure solutions that meet both client and company objectives. This role requires a solid understanding of real estate, strong negotiation skills, and the ability to evaluate different property situations. You will work within a supportive team environment, manage your own acquisition pipeline, and contribute to our overall success in improving communities through real estate. Market Research & Lead Generation

• Research local markets to identify potential acquisition opportunities
• Use available data, market trends, and public records to generate leads
• Communicate with property owners to build relationships and explore opportunities
• Stay informed on market conditions in Victoria, TX and surrounding areas Property Assessment & Negotiation
• Schedule and conduct property visits to evaluate opportunities and build relationships
• Speak with property owners to understand their needs and discuss deal options
• Work with the Acquisitions Manager to structure deals that meet owner and company goals
• Use flexibility and creativity in negotiations to reach successful outcomes
• Assess property condition and improvement potential to support acquisition decisions Documentation & Deal Management
• Enter property details and condition notes into company systems
• Prepare offers and contracts in compliance with requirements
• Keep accurate records of property visits, negotiations, and deal status
• Report daily KPIs and track performance
